Tenant Fees – We’re Going Above and Beyond the Official Guidelines

You may have read in the national press that lettings agents have to change the way they advertise tenant fees associated with rental properties as of 1st November 2013. Here at Church Robinson we take official guidance very seriously and have been working to ensure the way we market properties to rent is in line with official advice. The new Advertising Standards Authority’s (ASA) ruling is to ensure that all agents disclose tenant fees at the marketing stage, whether they are advertising in print or online.

As a letting agent we have always been upfront and transparent with any fees that a tenant has to pay. As an ARLA member, Church Robinson already uses the body’s guidelines that specifies we, as lettings agents, should split the tenancy administration costs between the landlord and the tenant. All our tenants have always received, and will continue to receive, a detailed cost breakdown clearly highlighting their financial obligation prior to moving and during the tenancy. We’re pleased to say we are already going above and beyond what is required of us as letting agents, ensuring a move to a rental property is as clear and stress-free as possible for our tenants.

However, for Church Robinson the ASA ruling means there will be some subtle changes to the way you see our properties to rent advertised and displayed. These include:-

 The Jones Robinson website – tenants viewing properties to rent on our website will be able to establish the total amount payable prior to moving into a property. This will include the disclosure of the rent, the deposit and any administration fees that are due.

Print and online advertising – due to the new guidelines, the space available and the amount of information we have to display, our advertising in certain media will ask for tenants to contact us directly. We’re hear ready to explain the full cost of renting a property, including the rent itself as well as the administration costs. Look out for our activity on Facebook and Twitter, as well as in the local newspapers.

Property portals – our listings on Rightmove and Zoopla will have a standard disclaimer, saying to contact Church Robinson to discuss the full costs of renting a property.

Jones Robinson is intent on making your move as straight-forward as possible, and we’ll continue to go above and beyond the ASA’s guidelines to make sure tenants are fully informed and supported during the rental process. It’s worth tenants remembering that the fees associated with renting a property haven’t increased – they are merely becoming more visible. Although there is some degree of contention over whether tenant fees are fair, we believe that the fees allow us to execute tenancies to a professional level, protecting the tenant as much as the landlord.
