How do we achieve the best price for your property?

  1. Price - We will agree a realistic guide price to generate as much interest as possible within the critical first two weeks of marketing Read more about the merits of a guide price HERE.
  2. Marketing - Our high-quality digital cameras use wide-angle lenses and our photos are edited by our marketing team back at the office to ensure we show your property in the best light – so if it’s cloudy on the day of our appointment, don’t worry, we’ll add a blue sky! We’ll produce a narrated video tour of your property as well as a reel for use on our social media platforms – Instagram, Facebook and TikTok – and of course, we’ll create a beautifully presented digital brochure with a floor plan included.
  3. Going Live - Your property details will be featured on our website as well as the most widely-used property portals, Rightmove and Zoopla.
  4. Management of Viewings - We will work with you to schedule viewings at times that are convenient for you and will always accompany the viewings. We will provide you with feedback within 48 hours of every viewing – always by phone unless we can’t reach you, in which case we’ll send the feedback by email or text.
  5. Offer Negotiation - Your Valuer will work hard to negotiate the best possible price for your property which may sometimes involve inviting best and final offers if we have more than one party interested, particularly if we have agreed to implement our Virtual Auction strategy.
  6. Progression of your Sale - This is one of the most important jobs we’ll do for you. You’ll have a dedicated sales progressor who will track the progress of your sale and keep you updated every step of the way. Your progressor will also chase up mortgage lenders, solicitors, and other estate agents to make sure that everyone else in your chain is running smoothly. And, of course, your Valuer will be keeping in touch with you every week.
  7. Ongoing Support - We have a large team of friendly expert agents who are absolutely committed to providing you with help and support, from the minute we take your property on, all the way to a successful completion.
